AN ORDINANCE CHANGING ZONING RESTRICTIONS
FROM R -1 TO B -3 COVERING A PARCEL OF LAND
COMMONLY KNOWN AS NORTH OF COLORADO STATE
HIGHWAY NO. 78 AND WEST OF REGENCY SQUARE
SUBDIVISION
BE IT ORDAINED BY THE CITY COUNCIL OF PUEBLO, COLORADO,
that:
SECTION 1.
The zoning restrictions covering the following described
property be changed from R -1, Single- Family Residential
District, to B -3, Highway and Arterial Business District,
and upon passage of this ordinance, zoning restrictions
affecting B -3, Highway and Arterial Business District,
shall apply to said property:
A parcel of land situated in the SE 1/4 of Section
9, Township 21 South, Range 65 West of the 6th
Principal Meridian and located within Columbia
Heights according to the recorded plat thereof,
filed for record May 23, 1888, and being more
particularly described as follows:
Beginning at a point on the Northwesterly right -
of -way of Colorado State Highway No. 78, said
point also being the East line of New York Avenue
of said Columbia Heights; Thence Northerly along
said East line a distance of 936.78 feet to the
Northwest corner of Block 25 of said Columbia
Heights: Thence Easterly along the North line
of said Block 25 a distance of 468.00 feet to
the Northeast corner of said Block 25; Thence
Northerly along the East line of Block 16 of said
Columbia Heights a distance of 303.18 feet to a
point on the Southerly line of Regency Ridge
Subdivision, 2nd Filing (existing City limits
line); Thence along said Southerly line a curve
to the left a distance of 117.11 feet, said
curve having a radius of 420.00 feet and a
central angle of 15 58' 34 "; Thence North-
easterly to the South line of Ashland Avenue
of said Columbia Heights, said point being 44.39
feet West of the Northeast corner of Block 14
of said Columbia Heights; Thence Easterly along
the North line of said Block 14 and the North
line of Block 13 of said Columbia Heights a
distance of 124.91 feet; Thence Southeasterly
perpendicular to the right -of -way of Colorado
State Highway No. 78 a distance of 583.66 feet
to the North right -of -way of said Highway;
Thence leaving (existing City limits line),
Southwesterly along said North right -of -way
a distance of 1831.05 feet to the point of
beginning, said parcel containing 23.19 acres
more or less,
and more commonly known as:
North of Colorado State Highway No. 78 and
West of Regency Square Subdivision.
SECTION 2.
This ordinance shall become effective immediately upon
final passage and approval.
