HomeMy WebLinkAbout05903ORDINANCE NO. 5903 AN ORDINANCE CHANGING ZONING RESTRICTIONS FROM S -1 AND I -3 TO S -1 COVERING A PARCEL OF LAND COMMONLY KNOWN AS 400 STANTON AVENUE (RUNYON FIELD) BE IT ORDAINED BY THE CITY COUNCIL OF PUEBLO, COLORADO, that: SECTION 1. The zoning restrictions covering the following described property be changed from S -1, Governmental Use District, and I -3, Heavy Industrial District, to S -1 Governmental Use District, and upon passage of this ordinance, zoning restric- tions affecting S -1, Governmental Use District, shall apply to said property: The I -3 Zone District portion, being the North 690' ± of that property described on Quit Claim Deeds recorded as Reception No. 111863 in Book 1404 at Page 111, as Reception NO. 898028 in Book 2461 at Page 30, as Reception No. 902902 in Book 2468 at Pages 899 -903, and Reception No. 1005712 in Book 2654 at Pages 480 -483, and being respectively described as follows: Lots 17, 18, 19, 20, 21, 22 and 23 in Block 4 and Lots 1 through 20, inclusive, in Block 14, all in Stanton and Snyder's Subdivision of a portion of Section 6, Township 21 South of Range 64 West, according to the recorded plat of said subdivision (said description contains 0.99± acres). AND A parcel of land being a part of the NW 1/4 of Section 6, Township 21 South, Range 64 West of the 6th Principal Meridian, said parcel being more particularly described as follows: -1- Beginning at the southwest corner of that parcel denoted as "Missouri Pacific Grounds for Shops" on the plat of Stanton and Snyder's Subdivision according to the plat recorded June 6, 1887 at Reception No. 23103 in the records of the Pueblo County Clerk and Re- corders office from which point the reference monument in the intersection of Locust Street and Stanton Avenue, according to said recorded plat, bears S 17 0 12'56" W, a distance of 240.85 feet; thence S 89 1 12'23" E, along the south line of said denoted parcel a distance of 78.82 feet to the True Point of Beginning; thence S 89 °12'23" E continuing along said south line a distance of 774.32 feet; thence southerly along the arc of a nontangent curve concave northwesterly, said curve having a radius of 310.00 feet and a central angle of 60 0 24'41 11 , a distance of 326.86 feet to a point from which the radius of said curve bears N 05 22 E; thence S 74 0 08'10" W, nontangent to said curve, a distance of 280.72 feet; thence S 88 0 34'24" W, a distance of 128.55 feet; thence N 76 °15 W, a distance of 95.43 feet to the southeast corner of Lot 20, Block 14 of said recorded plat; thence N 0 °01 E, a distance of 198.97 feet to the True Point of Beginning; said parcel contains 2.82 acres. AND A parcel of land situated in the N 1/2 NW 1/4 of Section 6, Township 21 South, Range 64 West of the 6th Principal Meridian in the City of Pueblo, Pueblo County, Colorado, more particularly described as follows: Beginning at the southwest corner of that certain parcel denoted as "Missouri Pacific Grounds for Shops ", said corner also being a point on the boundary of Lot 13, Block 14, as both are shown on the plat of Stanton and Snyder's Subdivision recorded June 6, 1887, at Reception No. 23103 in the records of the Pueblo County Recorder, said point also bears North 17 °12'56" E., 240.85 feet from the reference monument at the intersection of Locust Street and Stanton Avenue; -2- thence N.0 °01'33" W. along the east line of Blocks 14 and 4, according to said plat, a distance of 430.80 feet to the southwest corner of that certain parcel described in that document recorded in Book 1909 at Page 114 in said County records; thence N.89 °58' 27" E. along the south line of said described parcel, a distance of 182.00 feet; thence N. 0 °01'33" W. along the easterly line of said described parcel, a distance of 280.00 feet; thence N.05 °29'36 "W. along another easterly line of said described parcel, a distance of 70.32 feet; thence S.89 °58'27" W. along the north line of said described parcel, a dis- tance of 175.30 feet to a point on the east line of said Block 4 of Stanton & Snyder's Subdivision; thence N.00 °01'33" W. along said east line and its northerly extension, a distance of 117.60 feet to a point on the north line of said Section 6; thence S.65° 05'56" E., a distance of 212.25 feet; thence S.40 °59'50" E., a distance of 373.26 feet; thence S.65 0 16'59" E., a distance of 534.59 feet; thence S.80 1 56'11" E., a distance of 499.99 feet; thence S.23 °49'58" E., a dis- tance of 269.09 feet to a point on the south line of said parcel denoted as "Missouri Pacific Grounds for Shops "; thence N.89 °12' 23" W. along said south line, a distance of 1,525.22 feet, more or less, to the Point of Beginning. Containing an area of 623,898 square feet or 14.323 acres, more or less. AND A parcel of land located in the City of Pueblo, County of Pueblo, State of Colorado, to wit: A parcel of land being a portion of the NW 1/4 of Section 6, Township 21 South, Range 64 West and a portion of the SW 1/4 of Section 31, Town- ship 20 South, Range 64 West of the Sixth Principal Meridian, being more particularly described as follows: Beginning at a point on the north line of that parcel of land described in that Deed recorded in Book 2468 at Pages 899 and 903 in the Records of the Pueblo County Clerk and Recorder from which the City survey monument at the intersection -3- of Stanton Avenue and Locust Street bears S 28 -31- 40 W (bearings based on the line between the City survey monuments located at the intersection of Moffat Street and Locust Street and at the inter- section of Stanton Avenue and Locust Street assumed to bear S 87 -47 -23 W), a distance of 1199.58 feet; thence southeasterly along the northerly line of said parcel the following three (3) courses: 1) thence S 42 -26 -57 E (S 40 -59 -50 E deed), a distance of 373.26 feet; 2) thence S 66 -44 -06 E (S 65 -16 -59 E deed), a distance of 534.596 feet; 3) thence S 82 -23 -17 E (S 80 -56 -11 E deed), a distance of 499.99 feet; Thence N 25 -17 -05 W, a distance of 127.49 feet; thence N 81 -37 -03 W, a distance of 93.62 feet; thence along the arc of a curve to the right having a central angle of 33 -20 -28 and having a radius of 1052.34 feet, a distance of 612.37 feet; thence N 48 -16 -35 W, a distance of 719.97 feet; thence S 41 -43 -25 W, a distance of 303.46 feet to the NW corner of said parcel described in Book 2468 at Pages 899 and 903; thence S 66- 33-03 E (S 65 -05 -56 E deed), along said northerly line, a distance of 212.25 feet to the point of beginning. Said parcel contains 6.95 acres, more or less, and more commonly known as: 400 Stanton Avenue (Runyon Field). SECTION 2.
