AN ORDINANCE CHANGING ZONING RESTRICTIONS
FROM R -2 TO R -3 COVERING A PARCEL OF LAND
COMMONLY KNOWN AS 1801 -1803 AND 1805 -1807
PORTLAND AVENUE SUBJECT TO CONDITIONS SUB-
SEQUENTLY BEING MET
BE IT ORDAINED BY THE CITY COUNCIL OF PUEBLO, COLORADO, that:
SECTION 1.
The zoning restrictions covering the following described pro-
perty be changed from R -2, Single- Family Residential District, to
R -3, One and Two - Family Residential District, and, upon passage of
this ordinance, zoning restrictions affecting R -3, One and Two - Family
Residential District, shall apply to said property:
Lots 37 - 40, Block 102, East Pueblo Heights Subdivision,
2nd Filing,
and more commonly known as:
1801 -1803 and 1805 -1807 Portland Avenue.
SECTION 2.
This zoning ordinance, upon recommendation of the Planning and
Zoning Commission, is approved with the following conditions; All
building permits required by the Regional Building Department shall
be obtained by licensed contractors. All work required to bring the
property into compliance with all applicable building codes shall be
performed and receive approved inspections from the Regional Building
Department.
The City Planning and Zoning Commission is hereby authorized
and directed to initate proceedings to rezone the above - described
property to an R -2, Single- Family Residential District, if the
property owners or his heirs, successors or assigns fail to meet
these conditions within six (6) months of passage of this ordinance.
SECTION 3.
This ordinance shall become effective immediately upon final
passage and approval.
