The final plat of Target Subdivision Amended, being a subdivi- sion of land legally described as follows: Lot 7 in the Amended Plat of Dill -Hahn Company Subdivision, according to the recorded plat thereof, filed for record July 10, 1975, EXCEPT the South 96.00 feet thereof and FURTHER EXCEPTING THEREFROM that portion of said Lot 7, being more particularly described as follows: A parcel of land being a part of Lot 7, Amended Plat of Dill -Hahn Co. Subdivision, City of Pueblo, Pueblo County, Colorado, being more particularly described as follows: COMMENCING at the Southeast corner of Lot 7 as platted in Dill -Hahn Subdivision No. 2, thence S.89 0 -50'- 00 "W., along the southerly line of Lot 7 according to the rearrangement of property lines between Lots 7 and 9 recorded in Book 1844 at Page 396, Pueblo County Records a distance of 18.59 feet to the POINT OF BEGINNING; thence N.14 55'- 35 "W., a distance of 67.62 feet; thence N.16 ° - 22' -12" W., a distance of 24.97 feet; thence N.17 ° -59'- 07 "W., a distance of 25.24 feet; thence N.25 33'- 51 "W., a distance of 18.20 feet to a point on a curve from which the radius bears N.75 0 -51'- 15 "W., said curve also being part of the easterly right -of -way of Dillon Drive; thence southerly along said curve, through a central angle of 28 -31'- 50" a radius of 300 feet, a distance of 149.38 feet, more or less to a point from which the radius bears N.47 ° - 19'-23 "W., thence N.89 50' 00 "E., along the southerly boundary of said Lot 7, a distance of 110.45 feet;said point also being the POINT OF BEGINNING, Containing 15.114 acres, net. is hereby approved. All dedicated streets, utility and drainage easements, rights -of -way and land set aside for public sites, parks and open spaces shown and dedicated on said plat are hereby accepted for public use. aooN2456 PAGE 28 SECTION 2. The acceptance of such dedicated streets, rights -of -way, utility and drainage easements, public sites, parks and open spaces by the City does not obligate the City to maintain or repair same until such streets, rights -of -way, utility and drainage easements, public sites, parks and open spaces have been constructed and installed in compliance and in accordance with the requirements and provisions of Chapter 4, Title XVII of the 1971 Code of Ordinances, as amended and any agreements entered into pursuant thereto.
