BACKGROUND PAPER FOR PROPOSED
ORDINANCE
COUNCIL MEETING DATE: May 10, 2021
TO: President Lawrence W. Atencio and Members of City Council
CC: Nicholas A. Gradisar, Mayor
VIA: Marisa Stoller, City Clerk
FROM: Scott Hobson, Acting Director of Planning and Community Development
SUBJECT: AN ORDINANCE CHANGING THE STREET NAME OF CBI DRIVE TO
CANNOLI DRIVE
SUMMARY:
The applicant is requesting to change the street name of from CBI Drive to Cannoli Drive.
PREVIOUS COUNCIL ACTION:
None.
BACKGROUND:
This street is in the Villa Bella subdivision, which was recorded in 2009 and established
the street name. The name CBI Drive was chosen due to the prospective development of
a new building for the Colorado Bureau of Investigations (CBI). The CBI development did
not come to fruition and therefore the applicant requests to change the name to something
more compatible with the Italian-inspired street names consistent throughout the rest of
Villa Bella Subdivision. The Villa Bella PUD is mostly undeveloped, with some
commercial, residential, and a charter school. CBI Drive does not have any addresses
designated at this point and this action will not result in any negative impact. This request
was filed by a representative of the owner and is strongly supported by the City’s
Transportation and GIS Departments.
FINANCIAL IMPLICATIONS:
There are no financial implications for the City.
BOARD/COMMISSION RECOMMENDATION:
The Planning and Zoning Commission, at their April 14, 2021 Regular Meeting, voted 6-
0 to recommend approval, with Commissioner San Filippo-Rosser absent.
STAKEHOLDER PROCESS:
The Planning Department sent out Notice of the Planning and Zoning Commission Public
Hearing to all property owners located within 300 feet of the subject property.
A Public Notice poster was placed on the subject property 15 days prior to the Public
Hearing.
ALTERNATIVES:
If City Council does not approve this Ordinance, the current street name would remain.
RECOMMENDATION:
Approval of the Ordinance.
