STREET AND EAST OF VISION LANE FROM B-3,
HIGHWAY AND ARTERIAL BUSINESS DISTRICT, TO I-2,
INDUSTRIAL DISTRICT
BE IT ORDAINED BY THE CITY COUNCIL OF PUEBLO, that:
SECTION 1.
The zoning restrictions covering the following described properties, and in addition half of
all adjacent public roadway and alley rights-of-way, inclusively identified in the attached
Rezone Exhibit is hereby changed from B-3, Highway and Arterial Business District, to I-
2, Industrial District:
LOTS 1 & 2 OF BLOCK 1 OF THE TRINITY SUBDIVISION
SECTION 2.
The officers and staff of the City are authorized and directed to perform any and
all acts consistent with the intent of the Ordinance to implement the policies and
procedures described herein.
SECTION 3.
This Ordinance shall become effective immediately upon final passage and
approval.

I-2, INDUSTRIAL DISTRICT
SUMMARY:
The applicant requests rezoning the subject properties from Highway and Arterial
Business (B-3 zone) district to Industrial (I-2 zone) district.
PREVIOUS COUNCIL ACTION:
None.
BACKGROUND:
The subject property contains two parcels, approximately 150,000 square feet, within 350
feet southeast of 300 Vision Lane. Lots 1 and 2 of Block 1 of the Trinity Subdivision are
currently zoned B-3, Highway and Arterial Business District. The applicant is requesting
to rezone said lots to I-2, Industrial, to use the property to store salvaged vehicles. The
intended uses are not permitted in the existing B-3 zone district. Rezone to I-2 will enable
as a use by review a salvage yard. All outdoor storage areas shall be suitably fenced.
Future development will require site plan review.
FINANCIAL IMPLICATIONS:
There are no financial implications for the City.
BOARD/COMMISSION RECOMMENDATION:
The Planning and Zoning Commission, at their July 11, 2018 Regular Meeting, voted 7-0
to recommend approval.
STAKEHOLDER PROCESS:
The Planning Department sent out Notice of the Planning and Zoning Commission Public
Hearing to all property owners located within 300 feet of the subject property.
A Public Notice poster was placed on the subject property 15 days prior to the Public
Hearing.
ALTERNATIVES:
If City Council does not approve this Ordinance, the current zoning would remain.
Upon request of City Council, the Ordinance could be returned to the Planning and Zoning
Commission for consideration of proposed modifications.
RECOMMENDATION:
Approval of the Ordinance.
