AN ORDINANCE AMENDING ZONING RESTRICTIONS
FOR PROPERTY LOCATED AT 302 CITY CENTER DRIVE
BE IT ORDAINED BY THE CITY COUNCIL OF PUEBLO, that:
SECTION 1.
The zoning restrictions covering the following described property and generally identified
in the attached Rezone Exhibit is hereby changed from R-6, Multiple-residential and
Commercial District to B-2,Subregional Business District:
West 118 feet of North ½ Block 2 plus East ½ of vacated Kelly Avenue right
of way, plus South ½ of City Center Drive right of way, plus North ½ of alley
that lies adjacent to the South, Pueblo Colorado
SECTION 2.
The officers and staff of the City are directed and authorized to perform any and
all acts consistent with the intent of the Ordinance to effectuate the policies and
procedures described herein.
SECTION 3.
This Ordinance shall become effective immediately upon final passage and
approval.

SUBJECT: AN ORDINANCE AMENDING ZONING RESTRICTIONS FOR PROPERTY
LOCATED AT 302 CITY CENTER DRIVE
SUMMARY:
Applicant is requesting to rezone the subject property from R-6 to B-2, Subregional
Business District
PREVIOUS COUNCIL ACTION:
None.
BACKGROUND:
The subject property is located at 302 City Center Drive. The applicant is requesting to
rezone the property from R-6 to B-2, Subregional Business District to utilize the property
for an office and indoor storage building for an existing Water Works Plus business. The
proposed use is not permitted in the existing R-6 Zone District, but it would be allowed as
a Special Use Permit in the B-2 Zone District as a Contractor’s Shop.
FINANCIAL IMPLICATIONS:
There are no financial implications for the City.
BOARD/COMMISSION RECOMMENDATION:
The Planning and Zoning Commission, at their May 10, 2017 Regular Meeting, voted 6-
0 with Commissioner Latka absent, to recommend approval.
STAKEHOLDER PROCESS:
The Planning Department sent out Notice of the Planning and Zoning Commission Public
Hearing to all property owners located within 300 feet of the subject property.
A Public Notice poster was placed on the subject property 15 days prior to the Public
Hearing.
ALTERNATIVES:
If City Council does not approve this Ordinance, the current zoning would remain.
Upon request of City Council, the Ordinance could be returned to the Planning and Zoning
Commission for consideration of proposed modifications.
RECOMMENDATION:
Approval of the Ordinance.
