AN ORDINANCE AMENDING ZONING RESTRICTIONS ON
PROPERTY COMMONLY KNOWN AS 1245 PALMER
AVENUE
BE IT ORDAINED BY THE CITY COUNCIL OF PUEBLO, that:
SECTION 1.
The zoning restrictions covering the following described property and generally
identified in the attached Rezone Exhibit is hereby changed from O-1, Neighborhood
Office District to R-3, One and Two-Family Residential District:
Lots 24, 25 and 26 Block 8, and the North ½ of Northern Avenue and the
West ½ of Palmer Avenue, Palmer Avenue Place Subdivision, Pueblo,
Colorado.
SECTION 2.
The officers and staff of the City are directed and authorized to perform any and
all acts consistent with the intent of the Ordinance to effectuate the policies and
procedures described herein.
SECTION 3.
This Ordinance shall become effective immediately upon final passage and
approval.

SUBJECT: AN ORDINANCE AMENDING ZONING RESTRICTIONS ON PROPERTY
COMMONLY KNOWN AS 1245 PALMER AVENUE
SUMMARY:
The applicant is requesting to rezone the property at 1245 Palmer from O-1 to R-3, One
and Two-Family District.
PREVIOUS COUNCIL ACTION:
None.
BACKGROUND:
The subject property is located at 1245 Palmer Avenue was previously rezoned from R-
3 to O-1 to allow office uses at the property. The applicant is now trying to sell the property
and would like to rezone the property back to a residential district. The other properties in
the neighborhood are all residential; therefore, rezoning back to R-3 would be consistent
with the neighborhood.
FINANCIAL IMPLICATIONS:
There are no financial implications for the City.
BOARD/COMMISSION RECOMMENDATION:
The Planning and Zoning Commission, at their June 8, 2016 Regular Meeting, voted 6-0
with Commissioner Latka absent, to recommend approval.
STAKEHOLDER PROCESS:
The Planning Department sent out Notice of the Planning and Zoning Commission Public
Hearing to all property owners located within 300 feet of the subject property.
A Public Notice poster was placed on the subject property 15 days prior to the Public
Hearing.
ALTERNATIVES:
If City Council does not approve this Ordinance, the current zoning would remain.
Upon request of City Council, the Ordinance could be returned to the Planning and Zoning
Commission for consideration of proposed modifications.
RECOMMENDATION:
Approval of the Ordinance.
