AN ORDINANCE CHANGING ZONING RESTRICTIONS
FOR PROPERTY COMMONLY KNOWN AS 2000 ACERO
AVENUE FROM R-2, SINGLE FAMILY RESIDENTIAL
DISTRICT TO I-2, INDUSTRIAL DISTRICT
BE IT ORDAINED BY THE CITY COUNCIL OF PUEBLO, that:
SECTION 1.
The zoning restrictions covering the following described property and generally
identified in the attached Rezone Exhibit is hereby changed from R-2, Single Family
Residential District to I-2, Industrial District:
Lots 87, 88, 89 and 90, Ormandale Subdivision being a Re-Subdivision of
Lo1 of Ormandale Together with ½ vacated alley and located within the SW
¼ of Section 11, T21S, R 65W of the Sixth Principal Meridian, City of
Pueblo, County of Pueblo, State of Colorado, and more commonly known
as 2000 Acero Avenue.
SECTION 2.
The officers and staff of the City are directed and authorized to perform any and
all acts consistent with the intent of the Ordinance to effectuate the policies and
procedures described herein.
SECTION 3.
This Ordinance shall become effective immediately upon final passage and
approval.

SUBJECT: AN ORDINANCE CHANGING ZONING RESTRICTIONS FOR PROPERTY
COMMONLY KNOWN AS 2000 ACERO AVENUE FROM R-2, SINGLE
FAMILY RESIDENTIAL DISTRICT TO I-2, INDUSTRIAL DISTRICT
SUMMARY:
Applicant is requesting to rezone the subject property from R-2 to I-2, Industrial District.
PREVIOUS COUNCIL ACTION:
None.
BACKGROUND:
The subject property is located at 2000 Acero Avenue, generally south of Lakeview
Avenue in the Ormandale Subdivision. The applicant is proposing to rezone the property
to bring the existing lots into compliance with the minimum lot size of the I-2 Zone District.
The I-2 Zone District requires a minimum of 10,000 square feet of lot area. The two (2)
lots located immediately to the north of the subject property are also zoned I-2, but do not
meet the minimum lot size required. By rezoning the subject property, the property
owners can finalize the lot line rearrangement, combining the four (4) lots into one parcel.
FINANCIAL IMPLICATIONS:
There are no financial implications for the City.
BOARD/COMMISSION RECOMMENDATION:
The Planning and Zoning Commission, at their January 13, 2016 Regular Meeting, voted
4-2 with Commissioner Latka absent and Commissioners Webb and Castellucci
dissenting, to recommend approval.
STAKEHOLDER PROCESS:
The Planning Department sent out Notice of the Planning and Zoning Commission Public
Hearing to all property owners located within 300 feet of the subject property.
A Public Notice poster was placed on the subject property 15 days prior to the Public
Hearing.
ALTERNATIVES:
If City Council does not approve this Ordinance, the current zoning would remain and
would impede the applicant’s ability to develop the property.
Upon request of City Council, the Ordinance could be returned to the Planning and Zoning
Commission for consideration of proposed modifications.
RECOMMENDATION:
Approval of the Ordinance.
