AN ORDINANCE CHANGING ZONING RESTRICTIONS FOR A
PARCEL OF LAND LOCATED AT 2211 JONES AVENUE FROM
R-2, SINGLE FAMILY RESIDENTIAL DISTRICT TO R-5,
MULTIPLE RESIDENTIAL AND OFFICE DISTRICT
BE IT ORDAINED BY THE CITY COUNCIL OF PUEBLO, that:
SECTION 1.
The zoning restrictions covering a parcel of land located at 2211 Jones Avenue are
hereby changed from R-2, Single Family Residential to R-5, Multiple Residential and Office
District and upon passage of this Ordinance, zoning restrictions affecting R-5, Multiple
Residential and Office District, shall apply to said property as follows:
East ½ Lots 24 and 25, Block 6, Holland Park Subdivision and the following
Right-of-Way and alley:
1. Northern 33 feet of Jones Avenue Right-of-Way adjacent to said lots to
centerline of Alley in Block 6.
2. Eastern 7 feet of Alley adjacent to said lots to centerline of Jones Avenue.
Containing a calculated area of 5808 square feet or 0.133 Acres
SECTION 2.
The rezoning is approved with the condition that a revocable permit is applied for and
granted to place the required parking spaces in the public right-of-way.
SECTION 3.
The officers and staff of the City are directed and authorized to perform any and all acts
consistent with the intent of the Ordinance to effectuate the policies and procedures described
herein.
SECTION 4.
This Ordinance shall become effective immediately upon final passage and approval.

SUBJECT: AN ORDINANCE CHANGING ZONING RESTRICTIONS FOR A PARCEL
OF LAND LOCATED AT 2211 JONES AVENUE FROM R-2, SINGLE
FAMILY RESIDENTIAL DISTRICT TO R-5, MULTIPLE RESIDENTIAL
AND OFFICE DISTRICT
SUMMARY:
The applicant is requesting to rezone the property at 2211 Jones Avenue from R-2,
Single Family Residential to R-5, Multiple Residential and Office District.
PREVIOUS COUNCIL ACTION:
None.
BACKGROUND:
The subject property is located at 2211 Jones Avenue. The applicant is requesting to
rezone the existing developed 3,125 square foot property to allow uses that are not
currently allowed in the R-2 Zone District. The property has been vacant for some time
and will continue to be vacant without a rezoning of the property due to the zoning of the
property being inconsistent with the existing building.
FINANCIAL IMPLICATIONS:
There are no financial implications for the City.
BOARD/COMMISSION RECOMMENDATION:
The Planning and Zoning Commission, at their November 12, 2014 Regular Meeting,
voted 4-0 to recommend approval with conditions with Commissioners Eslinger,
Kaufman, and Lucas being absent. With the following exception, the applicant has
complied with all conditions of approval:
The applicant must apply for and be granted a revocable permit to place the required
parking spaces in the public right-of-way.
STAKEHOLDER PROCESS:
The Planning Department sent out Notice of the Planning and Zoning Commission
Public Hearing to all property owners located within 300 feet of the subject property.
A Public Notice poster was placed on the subject property 15 days prior to the Public
Hearing.
ALTERNATIVES:
If City Council does not approve this Ordinance, the current zoning would remain.
Upon request of City Council, the Ordinance could be returned to the Planning and
Zoning Commission for consideration of proposed modifications.
RECOMMENDATION:
Approval of the Ordinance.
