AN ORDINANCE CHANGING ZONING RESTRICTIONS
FROM R -2 TO R -4, 0 -1 -AND B -3 COVERING A
PARCEL OF LAND COMMONLY KNOWN AS NORTH
SIDE OF HIGHWAY NO. 50 WEST AT BALTIMORE
AVENUE EXTENDED
BE IT ORDAINED BY THE CITY COUNCIL OF PUEBLO, COLORADO, that:
SECTION, 1.
The zoning restrictions covering the following described property
be changed from R -2, Single - Family Residential District, to R -4, Mixed Resi-
dential District, 0 -1, Neighborhood Office District, and B -3, Highway and
Arterial Business District, and that, upon passage of this ordinance, zoning
restrictions affecting R -4, Mixed Residential District, 0 -1, Neighborhood
Office District, and B -3, Highway and Arterial Business District, shall apply
to said property:
From R -2 to R -4: A tract of land located in the NEB of
Section 14, T. 20 S., R. 65 W., of the 6th P.M., being
more particularly described as follows:
Beginning at the Southwest corner of Lot 1, Block 6, North-
ridge No. 2;
1) Thence S 00 08' 47" W, parallel with and 2.0' east of
the west line of the NE1 of said Section 14, a distance
of 170.0 felt;
2) Thence N 79 05' 55" E, a distance of 164.30 feet, to a
point on a non - tangent curve;
3) Thence northwesterly along the arc of a curve to the right
with a radius of 606.53 feet (a distance of 116.666 feet);
4) Thence N OOo 07' 10" E a distance of 22.64 feet;
5) Thence N 89 52' 50" W and along the south line of said
Lot 1, extended easterly a distance of 150.00 feet, more
or less, to the point of beginning;
From R -2 to 0 -1: A tract of land located in the NEB of
Section 14, T.20S., R. 65 W., of the 6th P.M., being more
particularly described as follows:
Beginning at the southwest corner of Lot 1, Block 4, in North-
ridge No. 2;
1) Thence S 00 13' 50" E, a distance of 127.33 feet, to a
point on the northerly right -of -way line of U.S. Highway No.
50, as located (August, 1978);
2) Thence N 78 14' 35" W, along the northerly right -of -way
of said Highway, a distance of 506.03 feet;
3) Thence N 11 45' 25" E, a distance of 50.0 feet;
4) Thence northwesterly along the arc of a curve to the left
with a radius of 370.0 feet (the chord of which bears N 04
29' 35" W, a distance of 207.07 feet);
5) Thence northwesterly along the arc of a curve to the right
with a radius of 606.53 feet (the chord of which bears N 10
18' 43" W, a distance of 219.63 feet);
6) Thence N 00 07' 10" E, a distance of 22.64 feet;
7) Thence S 89 ° 52' 50" E, a distance of 40.0 feet, to the North
westerly most point of Lot 10 in said Block 4;
8) Thence Southerly and along the west line of said Lot 10,
a distance of 114.58 feet;
9) Thence S 44 07' 50" E, and along the southerly line of
said Northridge No. 2, a distance of 406.33 feet;
10) Thence Southeasterly and along the arc of a curve to the
left with a radius of 210.0 feet, a distance of 168.74
feet;
11) Thence N 89 49' 50" E, a distance of 65.80 feet, more or
less, to the point of beginning;
From R -2 to B -3: A tract of land located in the NEa of Section
14, T. 20 S., R. 65 W. of the 6th P.M., being more particularly
described as follows:
Beginning at the Southwest corner of Lot 1, Block 6, Northridge
No. 2; thence S. 00 08' 47" W, parallel with and 2.0 feet east
of the west line of the NE1 of said Section 14, a distance of
170.0 feet, to the true point of beginning;
1) Thence S 00 08' 47" W continuing parallel with and 2.0 feet
east of the west line of the NE1 of said Section 14, a dis-
tance of 283.5 feet, to the northerly right -of -way line of
U.S. Highway No. 50, (as located August, 1978);
2) Thence S 78 14' 35" E, along the northerly right -of -way line
of said Highhway, a distance of 200.7 feet;
3) Thence N 11 45' 25" E, a distance of 50.0 feet;
4) Thence northwesterly, along the arc of a curve to the left
with a radius of 370.0 feet (the chord of which bears N 04
29' 35" W, a distance of 207.07 feet);
5) Thence northwesterly along the arc of a curve to the right
with a radius of 606.53 feet (the chord of which bears N
15 49' 20" W, a distance of 104.06 feet);
6) Thence S 79 05' 55" W, a distance of 164.3 feet, more or
less, to the true point of beginning,
more commonly known as:
North side of U.S. Highway No. 50 W. at Baltimore Avenue extended.
SECTION 2.
This ordinance shall become effective immediately upon final passage
and approval.
