PACHECO, DIRECTOR TITLE AN ORDINANCE APPROVING A SPECIAL AREA PLAN FOR WOLF VILLAGE SUBDIVISION, FILING NO. 2, A SPECIAL AREA PLAN ISSUE Shall City Council approve the request to create a Special Area Plan for a 22.36-acre tract of land located east of Colorado State University-Pueblo, north of Alamosa Drive and west of Troy Avenue? RECOMMENDATION The Planning and Zoning Commission, at their October 13, 2010 Regular Meeting, voted 5-0 to recommend approval with conditions. Subsequently, all conditions of approval have been met by the applicant. BACKGROUND The applicant is proposing to resubdivide a 22.36-acre tract of land into three lots to facilitate the continued construction of the remaining phases of the Wolf Village Student Housing Project. The Project site was subdivided into one lot in December 2009. The southern portion of the site, proposed Lots 1 and 2, have been developed with the first two phases of the Wolf Village Student Housing Project. The first two phases contain 84 dwelling units and total build-out of all phases will equal 268 dwelling units. The Special Area Plan allows the unique development of the site by allowing the units to front private streets and the creation of common outdoor facilities. FINANCIAL IMPACT None.
