PACHECO, DIRECTOR TITLE AN ORDINANCE CHANGING ZONING RESTRICTIONS FOR PHASE I OF THE PUEBLO COUNTRY CLUB OVERALL DEVELOPMENT PLAN FROM R-6, MULTIPLE RESIDENTIAL AND COMMERCIAL DISTRICT TO R-1, SINGLE FAMILY RESIDENTIAL DISTRICT ISSUE Shall City Council approve a request to rezone Phase I of the Pueblo Country Club Overall Development Plan from an R-6, Multiple Residential and Commercial District to an R-1, Single Family Residential Zone District? RECOMMENDATION The Planning and Zoning Commission, at their July 13, 2011 Regular Meeting voted 6-0 to recommend approval. BACKGROUND The applicant is requesting to rezone Phase I of the Pueblo Country Club Overall Development Plan to R-1, Single Family Residential to facilitate construction of a single family residence on the site. The site is currently zoned R-6, Multiple Residential and Commercial District. On April 13, 2011, the Planning and Zoning Commission approved the Pueblo Country Club Overall Development Plan, which, as conditioned, outlined five (5) phases of development. The Plan included several requirements of the future development of Phase I, including rezoning the property to R-1, Single Family Residential. In addition, it required a seamless interface with the golf course by prohibiting fences along the golf course and architectural features that are similar to the existing neighborhood. FINANCIAL IMPACT None.
