ORDINANCE NO 3705
AN ORDINANCE ANNEXING AN AREA COMMONLY KNOWN
AS THE C & W INDUSTRIAL AREA AND GENERALLY
DESCRIBED AS A TRACT OF LAND IN SECTIONS 13,
23, 24 and 26, TOWNSHIP 21 SOUTH, RANG); 65
WEST, 6TH P M., PUEBLO COUNTY, COLORADO.
BE IT ORDAINED BY THE CITY COUNCIL OF PUEBLO, COLORADO, that
SECTION 1
The City Council hereby finds that the territory proposed to be
annexed and which is described in Section 2 of this Ordinance is eligible for
annexation because
(1) The territory has not less than 1/6 of its perimeter
contiguous with existing city limits, and
(2) A community of interest exists between the territory
proposed to be annexed and the annexing municipality, and
(3) The territory proposed to be annexed will be urbanized
in the near future, and
(4) The territory proposed to be annexed is capable of being
integrated with the City of Pueblo, and
(5) No land held in identical ownership is divided into separ-
ate tracts or parcels without the written consent of the owners,
and
(6) No land held in identical ownership, comprising twenty acres
or more, which together with buildings and improvements situated
thereon, has an assessed value in excess of Two Hundred Thousand
Dollars for ad valorem tax purposes for 1972, is included with-
out the written consent of the owner(s), and
(7) The annexation petition has been signed by the owners of
1007, of the land proposed to be annexed
SECTION 2
That area commonly known as the C & W Industrial Area and being
more particularly described as follows
A tract of land in Sections 13, 23, 24 and 26, Township 21
South, Range 65 West, 6th P M , Pueblo County, Colorado, and
being more particularly described as follows
Beginning at the northeast corner of said Section 23, thence
S 89 58' 30" E , a distance of 647 50 feet to the easterly
right -of -way of Interstate Highway 25, thence
Along the easterly right -of -way line of Interstate Highway
1 -25 for the following nine courses
N 38 19' 30" E , a distance of 227 80 feet to a point,
thence
N 52 06' 30" E , a distance of 606 80 feet to a point,
thence
S 84 40' 30" E , a distance of 142 10 feet to a point,
thence
S 45 23' 30" E , a distance of 200 00 feet to a point,
thence

N 44 36' 30" E , a distance of 200 00 feet to a point, thence
N 45 23' 30" W , a distance of 200 00 feet to a point, thence
N 00 23' 30" W. , a distance of 155 60 feet to a point, thence
N 31 28' 30" E , a distance of 616 10 feet to a point, ,thence.
N 44 36:' 30'! E , a distance of 1299 58 feet to a point, thence.
S 25 18' 54" W , a distance of 11215 36 feet to a point oh
the easterly right -of -way line of Interstate Highway 25, thence
N 85 48' 30" W , across said Interstate Highway 25 at right
angles thereto, a distance of 324 00 feet to a point on the
westerly right -of -way of said Highway 1 -25, thence
N 04 11' 30" E , along the westerly right -of -way line of
Highway I -25, a distance of 67089 feet to a point, thence
N 85 48' 30" W , across the former old Highway 85 -87 at right
angles thereto, a distance of 100 00 feet, thence
N 89 48' 34" W., a distance of 1167 60 feet to a point, thence
N 00 25' 30" E , a distance of 7150 02 feet to a point on the
north line of-Section 23, thence
S 89 58' 30" E , along the north line of Section 23, a distance
of 3500 80 feet to the point of beginning
Above described tract containing 613 135 acres of which 100 54
acres are in former Highway 85 -87 (now a service road) and Inter-
state
be, and the same hereby is annexed to the City of Pueblo, Colorado
SECTION .3.
This Ordinance shall become effective immediately upon final passage
and •approval
