AN ORDINANCE CHANGING ZONING RESTRICTIONS
FOR 16.2 ACRES OF LAND GENERALLY LOCATED
NORTH OF RIDGE DRIVE AND SOUTH OF WILLS
BOULEVARD FROM R-5, MULTIPLE RESIDENTIAL AND
OFFICE DISTRICT TO B-3, HIGHWAY ARTERIAL
BUSINESS DISTRICT
BE IT ORDAINED BY THE CITY COUNCIL OF PUEBLO, that:
SECTION 1.
The zoning restrictions covering 16.2 acres of land located north of Ridge Drive
and south of Wills Boulevard be changed from R-5, Multiple Residential and Office
District to B-3, Highway Arterial Business District, and upon passage of this Ordinance,
zoning restrictions affecting B-3, Highway Arterial Business District, shall apply to said
property as follows:
Lot 1, Block 2, Skyview Subdivision.
SECTION 2.
This Ordinance shall become effective immediately upon final passage and
approval.

ISSUE
Shall City Council approve a request to rezone the property from R-5, Multiple
Residential and Office District to B-3, Highway Arterial Business District?
RECOMMENDATION
The Planning and Zoning Commission, at their August 11, 2010 Regular Meeting voted
5-0 to recommend approval.
BACKGROUND
The applicant is requesting to rezone Lot 1, Block 2, Skyview Subdivision to a B-3,
Highway Arterial Zone District to facilitate commercial development of the site. The site
was zoned R-5, Multiple Residential and Office in 1980 to facilitate the construction of a
church, related facilities and open space for stormwater detention (Z-80-20). The
church and open space were never developed and the land remains vacant.
