A RESOLUTION APPROVING SUPPLEMENT NO. 2 TO A LEASE AGREEMENT FOR
OFFICE SPACE BETWEEN THE CITY OF PUEBLO, A MUNICIPAL CORPORATION, AND
THE GOVERNMENT OF THE UNITED STATES OF AMERICA, AND AUTHORIZING THE
PRESIDENT OF CITY COUNCIL TO EXECUTE SAME
WHEREAS, the City of Pueblo entered into a Lease Agreement with the United States
Government on May 17, 1995; and
WHEREAS, both parties wish to amend the Lease; now, therefore,
BE IT RESOLVED BY THE CITY COUNCIL OF PUEBLO, that:
SECTION 1.
A certain Supplement No. 2 to the Lease Agreement, a copy of which is attached hereto
and made a part hereof by reference, after having been approved as to form by the City
Attorney, by and between the City of Pueblo, a Municipal Corporation, and the United States of
America relating to the rental of office space in the terminal building at the Pueblo Memorial
Airport is hereby approved, subject to the conditions as set forth in said Supplement.
SECTION 2_
The President of City Council is hereby authorized to execute said Supplement No. 2 to
the Lease Agreement on behalf of Pueblo, a Municipal Corporation, and the City Clerk shall affix
the Seal of the City thereto and attest the same.

ISSUE
Should City Council approve a supplement to the lease agreement between the City of
Pueblo and the United States of America.
RECOMMENDATION
Approval of this Resolution.
BACKGROUND
On April 24, 1995, the City Council approved a lease agreement with the United States of
America for 1,490 square feet of office space in the terminal building for the FAA RAD-
NAV Maintenance Staff. At the FAA's request, this supplemental agreement will remove
the janitorial services and supplies, trash removal, window washing, and carpet cleaning
services that are currently being provided by the City and adjust the annual rental amount
for the reduction of these services.
FINANCIAL IMPACT
The current annual rental rate is:
1,230 sq. ft. @ $16.50 per sq. ft. annually = $20,295.00
260 sq. ft. @ $ 9.79 per sq. ft. annually = $ 2,545.40
10 parking spaces @ $120.00 each annually = 1,200.00
TOTAL: $24,040.40
Current monthly rate is $2,003.37.
The new annual rental rate will be:
1,230 sq. ft. @ $12.55 per sq. ft. annually = $15,436.50
260 sq. ft. @ $ 9.79 per sq. ft. annually = $ 2,545.40
10 parking spaces @ $120.00 each annually = 1,200.00
TOTAL: $19,181.90
Monthly rate will be $1,598.49.
This change will decrease the Airport's annual revenue by $4,858.50.

SUPPLEMENT NO. 2 made and entered into by and between City of Pueblo, Colorado, Pueblo
Memorial Airport, Hereinafter referred to as the Lessor, and the Government of the United States
of America, hereinafter referred to as the Government.
WHEREAS, with Lease No. DTFAI 1 -95 -L- 15154, dated May 17, 1995 the Government was
authorized to occupy approximately 1490 square feet of office space, (1,230 SF dedicated and
260 S.F. non - exclusive) on the first floor of the Terminal Building, Pueblo Memorial Airport,
located at 31201 Bryan Circle, Pueblo, Colorado 81001, said space is more fully described in the
Lease; and
WHEREAS, the Lessor and the Government mutually agree to modify the Lease to remove the
Janitorial Services provided by the Lessor under the terms of the original Lease for that portion
of the leased area identified as being 1,230 SF dedicated, and place these services under the
responsibility for the Government to supply for said leased space, and to adjust the annual rental
amount paid to the Lessor for the reduction of these services;
NOW, THEREFORE, the parties do hereby amend said Lease in the following respects and these
only:
Article # 2 — SERVICES and UTILITIES — is amended to reflect that the Janitorial Services
and Supplies are no longer to be provided by Lessor as part of rent for the portion of the Leased
space identified as being 1,230 SF dedicated to the Government, including items identified in
Part 1, Section 2: Trash Removal, Window Washing, and Carpet Cleaning.
Article # 3 — OTHER REOUIREMENTS — is amended to adjust the rental amounts to read as
follows...
1,230 SF @ $12.55 P.A.S.F. $15,436.50
260 SF @ $ 9.79 P.A.S.F. $ 2,545.40
10 parking spaces @ $120.00 each $ 1,200.00 Total $19,181.90 (annual)
$ 1,598.49 (monthly)
Article # 8 — RATE PER MONTH — Is amended to read: "RENT PER MONTH $1,598.49"
ALL OTHER TERMS AND CONDITIONS of said Lease are hereby ratified and, except as
amended hereinabove, shall be and remain the same.
IN WITNESS WHEREOF, the parties hereto have executed this supplement and it is effective as
of October 1, 2007.
