CENTA, P.E. TITLE A RESOLUTION APPROVING A TIME EXTENSION FOR THE COMPLETION OF DEFERRED FILINGS FOR THE WESTRIDGE SUBDIVISION, FILING 7 ISSUE Should the City Council approve a time extension for the completion of Deferred Filings for the Westridge Subdivision, Filing 7. Approval of this Resolution. BACKGROUND The current City Ordinance, Section 12- 4- 5(b)(2) allows the subdivider to defer the filing of detailed plans and profiles for streets, sanitary sewers, storm sewers, and other drainage facilities, off -site easements, covenants and subdivision improvements agreement for up to one (1) year from the date the final subdivision plat is conditionally approved by Ordinance. These are referred to as the "Deferred Filings ". This same section of the Ordinance allows for up to six (6) months time extension with the approval of City Council by Resolution upon request of the Subdivision Review Committee. The subdivider of the Westridge Subdivision, Filing 7, has made such request for time extension and this request has been approved by the Subdivision Review Committee. A copy of the July 15, 2004, request for time extension is attached hereto. FINANCIAL IMPACT None. 1— HO RIZON COMMUNITIES, INC. This plat was approved by city council on September 22, 2003. During the past several months we have been concentrating on other areas where lot production was more urgent, and we have not yet completed the improvements plans. our engineers are currently working on these plans, and we expect them to be completed and submitted to the city within the next 60 days. Per conformance with the city's subdivision ordinance, we respectfully request the six month extension allowed by ordinance so there is adequate time to complete the designs, submit to the city, respond to staff comments and gain final signatures and approvals. We think that the six month extension is probably more than we need however, we thinks it's probably in everyone's best interest to be sure we have adequate time to complete the process. We request that this item be scheduled for a city council meeting sufficiently in advance so that we do not run the risk of exceeding the one year deadline for plan approval. If you have any questions or need further information, please advise.
