A RESOLUTION APPROVING A TIME EXTENSION FOR
THE COMPLETION OF DEFERRED FILINGS FOR
PARKSIDE ESTATES AT BOULEVARD PARK SUBDIVISION
WHEREAS, City Council by Ordinance No. 6625, passed on December 11, 2000
conditionally approved the plat of Parkside Estates at Boulevard Park Subdivision with the
condition that all Deferred Filings be filed and approved by the Director of Public Works within
one year from the date of the final subdivision plat as conditionally approved unless a time
extension is granted by Resolution by the City Council; and
WHEREAS, the subdivider has requested a six (6) month time extension for the submittal
and approval of the Deferred Filings; and
WHEREAS, the Subdivision Review Committee has reviewed the Subdivider's request
for said time extension and does not object to the request.
BE IT RESOLVED BY THE CITY COUNCIL OF PUEBLO, that:
SECTION 1.
The Subdivider of the Parkside Estates at Boulevard Park Subdivision is hereby granted a
six (6) month time extension to June 11, 2002, for the submittal and approval by the Director of
Public Works of all information, documents, drawings, profiles and plats required by Chapter 4
of Title XII of the Pueblo Municipal.

ISSUE
Should the City Council approve a time extension for the completion of Deferred Filings for
Parkside Estates at Boulevard Park Subdivision?
RECOMMENDATION
Approval of this Resolution
BACKGROUND
The current City Ordinance, Section 12- 4- 5(b)(2) allows the subdivider to defer the filing of
detailed plans and profiles for streets, sanitary sewers, storm sewers and other drainage facilities,
off -site easements, covenants and subdivision improvements agreement for up to one (1) year
from the date the final subdivision plat is conditionally approved by Ordinance. These are
referred to as the "Deferred Filings ".
This same section of the Ordinance allows for up to a six (6) month time extension with the
approval of City Council by Resolution upon request of the Subdivision Review Committee.
The subdivider of Parkside Estates at Boulevard Park Subdivision has made such request for a
time extension of two months to complete the subdivision plat. Since the subdivider is not
allowed an additional extension, the Subdivision Review Committee recommends the extension
be granted for up to the full six (6) months that is provided by ordinance.

Re: Request to Extend Plans Approval Deadline
Dear Jim:
The purpose of this letter, per our discussion this morning with the Subdivision Review
Committee, is to request that Calico Homes, Inc. be given a two month extension beyond the
current December 7, 2001, deadline for development plans for its subdivision, Parkside Estates
@ Boulevard Park, to be approved by the City of Pueblo.
The plans were submitted today during a meeting with Joe Martellaro, and it is the intent
of the Developer to respond to all future correspondence from the City as quickly as possible.
However, in fairness to both the Developer and the City, more time may be needed. The
Developer is using a Colorado Springs engineering firm which is just becoming familiar with the
City's requirements and ordinances, and City staff is currently facing review of several other
large subdivisions.
