A RESOLUTION APPROVING A SPECIAL WARRANTY
DEED CONVEYING THE PROPERTY LOCATED AT 629
ELM STREET, PUEBLO, COLORADO TO RAYMOND L.
SANDOVAL AND RANIA CARRILLO, FORMERLY
KNOWN AS RANIA SANDOVAL AND AUTHORIZING THE
PRESIDENT OF THE CITY COUNCIL TO EXECUTE SAME
BE IT RESOLVED BY THE CITY COUNCIL OF PUEBLO, that:
SECTION 1
The Special Warranty Deed conveying Lot 7, Block 11, Resubdivision of Lots 1 to 8,
Block 11, South Pueblo Homestead and Building Association's Subdivision of Block Y in the
former City of South Pueblo, now a part of the City of Pueblo, Pueblo County, Colorado, and
commonly known as 629 Elm Street, to Raymond L. Sandoval and Rania Carrillo, formerly known
as Rania Sandoval, a copy of which is attached hereto, having been approved as to form by the City
Attorney, is hereby approved. The President of the City Council is authorized to execute and
deliver the Special Warranty Deed.in the name of the City and the City Clerk is directed to affix
the seal of the City thereto and attest same.

1. SUMMARY
1. Issue:
The Pueblo City Council shall consider approving a deed conveying a formally
vacant and foreclosed city property to present tenants under a Lease / Option as
part of the Urban Homestead Program approved by city council resolution
6706.
2. Recommendations:
Approve the resolution allowing the lessees to purchase the property as outlined
in Lease with Option to Purchase agreement dated December 31, 1997
2. BACKGROUND
The City of Pueblo entered into a contract under the City of Pueblo Urban Homestead
Program in the form of a Lease with Option to Purchase dated December 31, 1992 with
Raymond L Sandoval and Rania Carrillo, formally known as Rania Sandoval. The
lessees have performed per the agreement and have exercised their option to purchase
the property located at 629 Elm Street Pueblo Colorado.
3. FINANCIAL IMPACT
Lessees have performed per the agreement and have been approved for a private lender
loan to pay off the remaining amount owed the City in the amount of $22,000
4. ALTERNATIVES
City Council can choose not to honor the agreement and would have the matter referred
to the city attorney
City council can honor the Lease agreement and make lessees permanent homeowners.

SPECIAL WARRANTY DECD
THIS DEED, made this 23rd �ny of F cbruar_Y , 1998, between the city of
Pueblo, a Municipal Corporation of the first pat, and Raymond L. Sandoval and Rania Carrillo,
formerly known as Rania Sandoval, of the County of Pueblo and State of Colorado, of the second
part;
WITNESSETH, That the said party of the first part, for and in consideration of the sum of
Twenty-One Thousand and No /100 Dollars (S21,000.00), to the said party of the first parr, in hood
paid by the said patty of the second part, die receipt whereof is hereby confessed and acknowledged,
has granted. bargained, sold and conveyed, and by these presents does grant, bargain, sell, convey
and confirm unto ate said pony of the second part, their heirs and assigns forever, all the following
described real property, situate, lying and being in the County of Pueblo and State ofColorado, to-
wit:
Lot y, Block 11, Resubdivislon of Lots 1 to 8, Block 11, South Pueblo
Homestead and Building Association's Subdivision of block Y in the
former City of South Pueblo. now a pan of the City of Pueblo
and commonly known as 629 Lim Street, Pueblo, Colorado; ,
' Together with all and singular the hercditaments std appurtenances thereunto belonging, or
in anywise appertaining, and the reversion and reversions, remainder and remainders, rents, issues
and profits thereof; and all the estate, right, title, interest, claim and demand whatsoever, of the said

hereditaments and appurtenances; TO HAVE AND TO IIOLD the said premises above bargained
and described, with die appurtenances, unto the said party of the second part. their heirs and assigns
forever. Said party of the second part takes said estate, right. title and interest of said party of the
first part subject to all existing easements, covenants. and encroachments of record and all
environmental conditions present, including both those of record and those not of record.
And the said party of the first part, for itself and its successors, does covenant, grant. bargain
and agree to and with the said patty of the second pact, their heirs and assigns, the above bargained
premises in the quiet and peaceable possession of said party of the second pat, their heirs and
assigns. against all and every person or persons lawfully claiming or to claim the whole or any part
thereof, by, through or under the said party of the first part to WARRANT AND FOREVER
DEFEND.
