A RESOLUTION APPROVING AN EXTENSION OF THE LEASE BETWEEN BUELL
DEVELOPMENT CORPORATION, AND THE CITY OF PUEBLO, A MUNICIPAL
CORPORATION, FOR A SATELLITE MUNICIPAL COURT, AND AMENDING THE
1997 MUNICIPAL COURT BUDGET
THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF PUEBLO, THAT:
SECTION 1
The lease agreement between Buell Development
Corporation, and The City of Pueblo, A Municipal Corporation, is
hereby extended to expire on June 30, 1998.
SECTION 2
The President of City Council is hereby authorized to
sign said extension.
SECTION 3
The 1997 Municipal Court budget is hereby amended to a
total amount of $464,071.

BACKGROUND PAPER - UPDATE ON SATELLITE OFFICE
1st 6 months of operation of Satellite office.
(January 1, 1997 through June 30, 1997).
Total: $ 67,147.62
2nd 6 months of operation of Satellite office.
(July 1, 1997 through December 31, 1997).

TOTAL Requested Amount to Amend Budget for 1997 $106,827.10
The purpose of this request is to seek approval to amend the
1997 Budget for Pueblo Municipal Court to account for the added costs
of establishing a Satellite Court facility.
The establishment of the Satellite Court was necessitated by (1)
increased court activity at the old court building, (2) lack of
adequate access and parking for the public at the 140 Central Main
facility due to HARP construction project and (3) increased
efficiency in court operations by running concurrent court activities
at two locations.
During the past quarter (Jan. - Mar., 1997) the statistics
indicate increased activity and revenue due to the use of the
Satellite office. These increases are over and above the
record- breaking figures for 1996. For example:

LEASE EXTENSION AGREEMENT DATED MAY 12 1 1997
WHEREAS, THE BUELL DEVELOPMENT CORPORATION, as Landlord, and PUEBLO,
a MUNICIPAL CORPORATION (MUNICIPAL COURT)), as Tenant, entered into a
Shopping Center Lease which was Dated December, 1996, covering the premises
known as MidTown Shopping Center, 1000 W. 6th Street, Suite R, Pueblo, Colorado.
WHEREAS, Tenant has requested a renewal of their lease;
WHEREAS, Landlord and Tenant desire to further amend said Lease;
NOW, THEREFORE, Landlord and Tenant agree as follows:
1. TERM: The renewal term of the Lease for the demised premises shall be one
(1) year and commence on July 1, 1997 and terminate on June 30, 1998, both
dates inclusive.
2. MINIMUM RENT: The Minimum Rent in Article 3 of the Shopping Center Lease
Agreement shall be the following amount:
$ 2,446.58 per month from 7/1/97 through 6/30/98
3. TENANT IMPROVEMENTS: Landlord agrees to perform the work delineated in
the attached proposal dated 4/24/97 from Thomas Construction at Landlord's
expense.
The Shopping Center Lease, as amended by this Lease Extension Agreement shall
remain in full force and effect. In the event any portion of said Shopping Center Lease
is inconsistent with any provision of this Agreement, the provisions of this Agreement
shall control.
IN WITNESS WHEREOF, Landlord and Tenant have executed this Lease Extension
Agreement the day and year noted below.

RE: Construction quote for proposed remodel of the Municipal Court space
at the Midtown Shopping Center
Project# 97 -018
Dear Cheryl,
We are pleased to submit our quote of $5,300.00 for the project named
above. The particulars are as follows.
SCOPE: Provide labor, material, and equipment, as needed, to complete the
proposed remodel of the existing court space. Items included are: 1.
approximately 38 linear feet of 10' tall wall covered on both sides with
518" drywall to be textured and painted to match existing. 2. two new 3-
0 x 6 -8 hollow core mahogany door units with painted jambs and casing,
closers and polished brass lever type passage lock sets. 3. 76' of 4" vinyl
cove base. 4. Furnish and install one each 14' x 3' -6" fixed window on top
of existing 1/2 wall at entry. The window will be constructed of
aluminum store front metal divided into three seperate panes consisting
of frosted plate glass(add $300.00 for tempered glass). 5. Add one
additional fire sprinkler head due to location of new partitions. This
quote has been established based upon the walk through done on April 22,
1997.
INCLUSIONS: Steel stud framing, related carpentry and door work, glazing,
sprinkler work, demolition, dust protection, drywall, painting, cove base,
trash removal, cleaning, supervision, permit drawings, and permit fee.
